There is a pattern playing out across the country right now. AI infrastructure is expanding rapidly. Data center operators need land. They need power. They need fiber. They need proximity to workforce. HBCUs and colleges often have all of these things, and many of them are being approached with offers to lease their land for AI infrastructure development.
The question is not whether to participate. The question is how to participate with leverage.
The Passive Landlord Problem
A passive landlord receives rent. That is the beginning and end of the relationship. The tenant builds, operates, and captures the value. The landlord receives a check. For a data center, that check may be significant, but it is a fraction of the value being created on the land. A 60MW data center can generate hundreds of millions of dollars in economic activity, tax revenue, workforce demand, and infrastructure investment, none of which automatically flows to the school.

Each of these items should be written into the agreement as enforceable obligations, not mentioned in a press release and forgotten after the ribbon-cutting.
Why HBCUs Are Uniquely Positioned
HBCUs have something that most landowners do not: community trust, workforce development missions, and institutional credibility that extends into the surrounding community. These are not soft assets. They are strategic advantages in a data-center development conversation. A data center operator needs community support. They need workforce. They need political relationships. An HBCU brings all of these things to the table and should be compensated accordingly.
