Who LegacyGrid Represents
LegacyGrid is an advisory and implementation firm. Our primary obligation is to the institutions we serve — HBCUs, historically Black colleges, and other minority-serving institutions that are evaluating AI infrastructure partnerships.
We do not represent data center developers, technology companies, or capital partners in negotiations. We sit on the school's side of the table. Our job is to help institutions understand what they have, what it is worth, and what a responsible partnership structure looks like before any agreement is signed.
LegacyGrid does not make decisions for institutions. We provide analysis, frameworks, and implementation support. Every institution retains full authority over whether to proceed, on what terms, and with which partners.

Compensation
How LegacyGrid Is Compensated
LegacyGrid AI Infrastructure Model's compensation structure is designed to align our interests with the institutions we serve — not with the developers or capital partners who benefit from a deal closing.
LegacyGrid AI is compensated through four fee types, all of which are earned for professional advisory, consulting, and program management services rendered:
Program Initiation Fee — A one-time fee paid at engagement commencement, compensating LegacyGrid AI for initial site assessment, conflict screening, and program setup. This fee is earned upon commencement of services.
Monthly Advisory Retainer — A monthly fee paid for ongoing advisory availability, research, analysis, and program management. This fee is earned upon performance of services each month and is not contingent on any transaction closing.
Phase Completion Fees — Fixed fees earned upon delivery and acceptance of each engagement phase deliverable — AI Readiness Assessment, Infrastructure Feasibility Report, Deal Structure Framework, Operator Evaluation Report, and Community Benefit Architecture Document. Each fee is earned for the deliverable produced, not for any transaction outcome.
Annual Program Management Fee — Following execution of any infrastructure partnership agreement, an annual fee for LegacyGrid AI's ongoing program management, compliance monitoring, impact dashboard maintenance, and annual reporting services. This fee is earned for services rendered after the partnership agreement is in place — it is not a commission on the real estate transaction itself.
LegacyGrid AI does not act as a real estate broker or agent, does not represent either party in a real estate transaction, and does not earn commissions contingent solely on the execution of a real estate transaction. Institutions are advised to engage their own licensed legal counsel and real estate advisors before entering into any transaction.
Specific fee amounts are disclosed in our engagement agreements. We encourage every institution to review those terms with their own advisors before signing.

LegacyGrid is not a law firm and does not provide professional advice on contracts, regulatory compliance, or licensing matters. Nothing on this website or in our materials constitutes professional advice of any kind.
LegacyGrid is not a real estate brokerage. We do not list properties, represent buyers or sellers in real estate transactions, or earn commissions on property sales. Our work involves advising institutions on how to structure the use of land they already own — not facilitating its sale.
LegacyGrid is not a financial advisor, investment advisor, or registered broker-dealer. We do not provide investment advice, manage funds, or recommend securities.
LegacyGrid is not a developer. We do not build data centers, own infrastructure, or hold equity in the facilities that may be developed on partner campuses.
Institutions considering AI infrastructure partnerships should engage their own advisors — including attorneys, financial advisors, and real estate professionals — before entering into any agreement.

Partner Disclosure
Our Relationship With Serverfarm
LegacyGrid AI uses a structured operator evaluation approach to identify and assess potential infrastructure partners for institution-led AI infrastructure projects. Serverfarm is one operator evaluated as a strong potential fit for the Waller County corridor, based on their publicly documented activity in the Hockley area and their technical capabilities, track record, Texas presence, and NVIDIA DGX-Ready certification.
LegacyGrid AI has no ownership interest in Serverfarm LLC and is not a subsidiary, affiliate, or agent of Serverfarm. LegacyGrid AI is not affiliated with Serverfarm. No binding partnership agreement between LegacyGrid AI and Serverfarm exists. We are an independent advisory firm that evaluates Serverfarm as a strong potential fit based on our own analysis.
Our Serverfarm-First position does not mean we will recommend Serverfarm in every situation. If a site assessment reveals that a different developer is a better fit for a particular institution's needs, we will say so. Our obligation is to the institution, not to any developer relationship.
Any formal engagement between LegacyGrid and Serverfarm that involves compensation or referral arrangements will be disclosed to institutions we are advising before those engagements are finalized.

Current Status
Status of Agreements & Partnerships
LegacyGrid AI has not executed binding partnership agreements with any HBCU, university system, or data center developer. The institutions, campuses, and expansion scenarios described on this website represent our independent analysis of publicly available information — not confirmed commitments, site agreements, or capacity commitments. All figures, scenarios, and projections are illustrative screening assumptions unless expressly disclosed otherwise.
References to Prairie View A&M University, Texas Southern University, the Texas A&M University System, and other institutions are based on publicly available information and LegacyGrid's independent research. These institutions have not endorsed LegacyGrid, and LegacyGrid does not speak on their behalf.
