Serverfarm operates two major Houston-area data center campuses and has active development in the Hockley/Waller County corridor — the same geographic zone where PVAMU's 1,440-acre campus sits. HTX1 (Houston AI Campus) is a 350,000 sq ft facility with 410MW IT capacity, 670MVA utility, 300 W/SF density, and 7 telcos. CTX1 spans 478,257 sq ft across 2 buildings with 100MW secured and scalable to 200MW. CTX2 in the Hockley Corridor is a 60MW AI-ready facility with structural completion in February 2026 — directly in the Waller County corridor.

Serverfarm's water-free cooling systems support 60–300kW+ rack densities with zero operational water waste. Their acquire-and-modernize approach achieves a modeled 88% reduction in embodied carbon emissions compared to standard new construction. Serverfarm already runs waterless cooling — zero operational water consumption. That's the baseline. LegacyGrid's proposal goes one step further: use the heat that Serverfarm's facilities are already producing to drive a condensation recovery cycle that generates recovered water as a byproduct. Zero water in. Recovered water out.

The concept is engineering-grounded. Warm exhaust air from the data center hits a cooling surface. In high-humidity climates like Waller County, Texas — where summer humidity averages 70–80% — moisture in that air condenses into liquid.
